About three weeks ago, buyers starting yawning and waking up from Macomb County winter, just like they do every year....no matter what the market is doing. It is a different market, no doubt, but there is activity.  As a Seller, the best assest you have is a pulse on this crazy market we are in. It has changed drastically in the last four months compared to the last four months before it. It's a time to have keen senses and REAL knowledge, not the talk around the water cooler.  TIME IS OF THE ESSENCE is the first thing they teach us in Real Estate 101 and that rule...RULES...

I read a book many years ago in college about Mass Hysteria.  It was actual stories of how people are swayed and convinced to literally do unreasonable things with the power of suggestion. If a community is in crisis, it is easier to convince those afflicted because they aren't thinking clearly and gripped with fear.  For instance, Hitler took advantage of the people of Germany when they were starving and the economy was suffering. The horrible acts during that time seem impossible to comprehend. However, one man started a wave of Mass Hysteria. 

In Michigan's tough market, it's time to take a serious look at selling your home.  Let's look at some facts first: 

1.  There are literally twice as many homes on the market as three years from now. This is your competition.

2.  Investigations have begun on appraisers throughout Macomb County and surrounding Detroit area for appraisal fraud.  This means that they are going to be conservative with the appraisal of your home when your buyer orders it from their bank.  Even if you were lucky to get more than your neighbor's home, the bank will not approve the loan for that amount.
